01 / THE VISION

KANDY · SRI LANKAN HIGHLANDS

Your own place. Your own pace.

Not a tower block. Not a traditional retirement home. A welcoming village of small private cottages and room to enjoy life on your terms.

We are still searching for the ideal hillside site near Kandy. The higher elevations are often pleasant and cooler than the coast – sometimes reminiscent of a lovely Northern European summer day. We envision views from every cottage, room for visiting family and neighborly company when you choose. Your ideas can help shape the village.

02 / A HOME OF YOUR OWN

Small footprint. Big quality of life.

Approximately 35 m² – thoughtfully planned for everyday comfort and for welcoming the people you love.

One floor, a slightly larger primary bedroom facing the view, a guest bedroom, and an open-plan living room and kitchen. Generous insulated glazing brings the landscape inside, while a spacious covered terrace extends your living area outdoors.

FLOOR PLAN · EARLY SKETCH

Room for you. Room for guests.

An early sketch explores how two bedrooms, a bathroom and an open kitchen/living area might fit into approximately 7 × 5 metres. Terrace and pool are additional.

This is a conceptual illustration, not a measured or approved architectural drawing. Final layout and accessibility require professional design review.

03 / BUY, RENT & SHARE

Your home. Your way.

Stay all year, return for a few months, or let other guests enjoy the cottage when you are back home.

01

A home to purchase

We intend to develop a model allowing residents to purchase their own cottage. A compliant legal structure for ownership or long-term use rights must first be established under Sri Lankan law.

02

Rental income opportunity

When you are away, we hope to provide managed rental options for your cottage. Any income would depend on actual bookings, costs and the final agreement.

03

Stay for a few months

We also want to welcome people who prefer to rent for a shorter stay, such as a few months each winter. Rates and availability will be announced later.

Land acquisition, purchase structures and rental terms remain under review. We are not accepting binding reservations or payments at this stage.

04 / SMARTER INDEPENDENCE

Less reliance on the power grid.

We envision an intelligent energy system where the roof tiles themselves generate electricity and batteries store it for when it is needed.

01
☼

Integrated solar roof tiles

Photovoltaics built into the roof covering itself – not separate panels mounted on top.

02
▦

Battery storage

Battery packs can back up essential services during local grid interruptions.

03
↝

Efficient cooling

Heat-control glazing, solar shading, heat pumps and suitable ventilation support a comfortable indoor climate.

04
◇

Smart-home control

Lighting, cooling, energy and safety can be managed simply and tailored to each resident.

The goal is low running costs and resilient power. Actual solar output, battery capacity and energy independence will be determined during engineering design.

05 / TECHNOLOGY WITH CARE

The freedom to live independently. The comfort of knowing help is near.

Your home should look after your comfort – and be able to request assistance when something may be wrong.

01

Discreet sensors

Contactless, privacy-conscious detection of possible falls, alongside personal alarm buttons and alerts.

02

A staffed response

A planned 24-hour response service can contact residents and arrange assistance when needed.

03

Healthcare close by

An on-site clinic and nursing team are planned to provide friendly, personal support.

No device can detect every fall. Dependable support requires documented procedures, trained staff, backup power and agreements with local medical providers.

06 / VILLAGE LIFE

A good life, beyond your own front door.

All the pleasure of having neighbors. None of the pressure to socialize.

Pub, food and live music

We envision live music on most evenings: acoustic performers, sing-alongs, and opportunities for residents to share their own musical talents.

Spa with panoramic windows and massage treatments02

SPA and wellbeing

A planned spa with panoramic views, peaceful treatment spaces and traditional massage by experienced therapists from Thailand.

A planned village clinic offers a convenient point of contact for check-ups, advice and personal support.

FARM TO TABLE

Fresh, healthy and local – every day.

A nearby partner farm is envisaged to provide fruit, vegetables and other fresh ingredients. Dine at the restaurant, shop at the village store or cook in the comfort of your own kitchen.

07 / A LIFE FULL OF POSSIBILITIES

Perhaps now is the time to learn what you have always wanted to try.

An active retirement is about curiosity, movement and creativity as much as relaxation. Residents will help shape the programme.

Fitness and movement

Gentle exercise, walking groups and activities adapted to a range of abilities.

Music and community

Learn an instrument, practice together, join jam sessions or sing along at the pub.

Art and creativity

Try painting, drawing, photography or other creative pursuits.

Hands-on workshops

Woodworking facilities and possibly even a car workshop may be considered if residents are interested and the site allows it.

09 / GOOD TO KNOW

Frequently asked questions.

A clear view of what is being planned – and what is still to be determined.

Is Kandy View already built?

No. Kandy View is still a concept and we are searching for the ideal hillside site near Kandy. The location, permits, services, scale and timeline are not yet confirmed.

Can I purchase a cottage?

Developing a purchase option is one of our goals. Sri Lankan law restricts direct freehold land ownership by foreigners, so a suitable legal model for ownership or long-term use rights must first be reviewed with local lawyers.

Could I rent out my cottage while away?

We hope to offer managed guest rentals when you are not using your cottage. Availability, terms, actual bookings and costs will determine any income. Returns are not guaranteed.

Could I rent for only a few winter months?

Yes, seasonal rentals are planned. Dates, availability and pricing will be confirmed later.

What activities are planned?

Ideas include gentle fitness, walking, music lessons, sing-alongs, painting and arts. Woodworking and perhaps a car workshop may be added if there is sufficient interest.

Can family and friends stay over?

Yes. Each cottage is planned with a second, smaller bedroom for visitors.

What happens during a power outage?

Integrated solar roof tiles and battery storage are planned for essential loads. Actual backup and cost savings depend on final engineering.

What healthcare will be available?

Plans include a local clinic, nursing support and staffed alarm response around the clock. Services and hospital referral arrangements must be confirmed before opening.
